As I write this she is laying in hospital after heart problems undoubtedly caused by this stress. Absolutely disgusting.
Throughout her tenancy the flat has been neglected by them - nothing has been repaired or updated. They are just greedy, calculated people and need to be avoided.

It is with no exaggeration that I say that even 1 star is far too generous to rate my overall experience with ** and in part Freshwater Property Management.
It is a constant struggle to get in touch with her as she seems to always be away from her desk or not in the office.
When you have the rare opportunity to speak with her you are met with a condescending and appalling attitude.
I have lost count of how many times she has raised her voice at me over the phone purely as a result of questioning her on 'information' she provides, which in many cases has not been in line with current legislation.
if you are thinking of renting a property and you know ** will be your agent RUN!
The constant battle and grotesque behaviour is not worth it!!

Sainbury's has parking for 8 only. This area is now being used as a general car park, and people are parking on the side pavement there, and people are unable to pass through the pathway. There have been quite a few hit and miss accidents because of the drivers of these cars which drive quite fast in this area, if anyone gets killed this company will be sued for thousands of pounds.

They did "major external works" in 2014, and charged us £305k for work, £49k for professional services, 7000 managing fees (or mismanagement fees).
Yet they did not even manage to fix the lock for the external door, (the door to the entrance of the building, 2nd entrance ) which had been broken for a decade now !!
This is a serious fire hazard ! This could be the next Grenfell tower. If this handle gets misplaced, and there is a fire - nobody is going to come out alive from this building !! Because its not possible to open the door without the handle !! I just tried it again on 30/3/19 !! Same story 10 years !
I know, they will say there is fire exit at the back, but if there is a fire, and i will run up to the 3rd floor to get out of the kitchen, I somehow don't think I am going to make it.
Pictures enclosed of the door and the broken handle which falls once you touch it! It did fall, and I tried to open the door to get out, but I couldn't !! I was locked in!!!
What external works did they do for £349000 ?? They could not even manage to fix the external door handle and a proper lock ?!!!
We really would like to know, what they have done for £ 349000, and what work had been done to justify such a huge expense for such a small building.
2. With relation to Kandler's complaint about leak to the floor below, I enclosed the surveyor's report which shows that water had been leaking into our flat from the roof, for years now, and sometimes so bad that it goes 2 floor down!!! there is dump in the walls and stain marks on the ceiling.
I will also mention that Freshwater also refused to allow access to the building surveyor to inspect the roof ! And Mr Kandler had manage to intimidate one building surveyor, after I paid him, he also did not forget to mention to that surveyor "what a horrible person I am".
This is Mr Kandler's "system", he tries to discredit witnesses in order to win, anything goes with him, obstruction of justice, intimidating witnesses, Lying in court, not allowing witnesses to talk to us, which is essential to our defences and/or counterclaims, against his false allegations. That is how he builds a case, by intimidating witnesses, and distorting facts. He had done so in 2016 as well, When there was leakage from our floor to the floor downstairs, he did not allowed the tenants from the flat below to talk to us, To even tell us whether the leak had stopped or not, and also in 2013 instructed Exelsoir not to talk to us and not to give us any information "because we have been to court".
November 2013 - Huge flooding from the roof into our flat which went to The floor below, flat 19 as well - he ordered Excelsoir - who took 3 weeks to find and fix the problem, Not to speak to us !!
DEAR LESSEES /TENANTS
JUST TO LET YOU KNOW, THAT THIS BUILDING IS NOT SAFE. IN 2014 WE WERE CHARGED £ 349000 !!!FOR EXTERNAL WORKS, + £ 7000 MANAGEMENT FEE (MISMANAGEMENT FEE). YET - THE ENTRANCE DOORS TO THE BUILDING HAVE NEVER BEEN SECURED!! ANYONE CAN ENTER THE BUILDING BY SWIPING A CARD THROUGH THE ENTRNCE DOOR AND BREAK INTO YOUR HOME !! SQUATTERS HAVE BEEN BREAKING INTO THE TOP FLOOR FLATS WHEN THEY ARE EMPTY !! BECAUSE THEY CAN !! THEY ENTER INTO THE BUILDING - UNITERRUPTED !!! 2ND ENTRANCE - THE HANDLE FROM INSIDE THE MAIN DOOR KEEPS FALLING OUT/DOWN - THIS HAD BEEN GOING ON FOR THE LAST 10 YEARS !! YET £349000 WAS NOT ENOUGH TO FIX THAT, AND TO SECURE ALL 4 ENTRANCES TO THE BUILDING !! WHEN I TRIED TO COME OUT OF THE BUILDING, I TRIED PULLING THE DOOR WITHOUT THE HANDLE, AND FOUND MYSELF LOCKED IN !!! IF THERE WAS A FIRE, I WOULD NOT HAVE HAD TIME TO RUN BACK INTO THE FLAT, IN ORDER TO GO OUT THROUGH THE BACK DOOR ! IF THERE WAS A FIRE NOBODY IS GOIGN TO COME OUT OF THE BUILDING ALIVE . THIS COULD BE THE NEXT GRENFELL TOWER !
We got a video and pictures to show how anybody can enter the building uninterrupted ! through the main entrance door to all 4 entrances.
Btw, I checked with Brad what the charge to put a new lock safe loveWith talkies, £250 Per door ! That is total of £1000 !!for all 4 entrances, to gurantee that squatters cannot go in. With £349000 for external works, they could not do this to keep the lessees and their tenants safe ? Also Person, PES security locks, quoted me same amount 250 per door, this is the highest security possible, you cannot cut those keys anywhere apart for through PES ( we got those locks and keys in Eagle Lodge).

They take your money, promptly. They are hard to contact, take long time to reply, switching people around so you always deal with someone new that needs to be told everything over and over again until you give up.

This agents are a joke! Constantly failed to address the issues in our rented flat, avoided our requests and questions, mould and damp never dealt with properly for over 5 years now, they employ the cheapest builders around and it shows, pictures available on request! The property is not insulated, mould and damp in every room, we have a 9yo girl that cannot use her bedroom during the winter months because water runs down the walls! We always paid on time and full price, even though we are not using the full property because of health and safety hazard. And what happens? They have their lawyers contact us giving notice of eviction because WORDS HURT! Yes, Maureen Arthur and Jemma Berry got offended by words. Criticism is not accepted. Making homeless a 9yo girl, midway through the school year, on the other hand, is totally acceptable. This, ladies and gentlemen, is the society we live in, where a child''s life is worth less than a week's salary. I called them monsters, and that is what they really are. Their solicitors' harassment and lack of initiative is bordering on the ridiculous. If we had the money to go and live somewhere else, we'd have done it ages ago but we are struggling to make a honest living and to Freshwater people, to Mrs Arthur and Mrs Berry, a criticism and a remark are well worth a child's existence. I totally agree with all the comments on here. For years leaseholders at Burnham Court, Brent Street, Hendon were ripped off by Freshwater and got zero maintenance in return. As a result, someone fell through our fire escape stairs and was quite seriously injured. Freshwater then tried to charge us an extortionate amount for new fire escapes for teh whole block despite having pocketed our money without maintaining them in the first place. We also had problems with our block boiler breaking down every few weeks with no sense of urgency by Freshwater to get it repaired given it was winter. As a result, they also tried to charge an enormous amount in works charges to replace it.
The block therefore got together to try to take over the right to manage (you need at least half the flat owners to do this). We managed to take over in the end but they fought us all the way and we ended up at tribunal two or three times at least. The works mentioned above are about to take place at roughly 1/3 to a 1/2 less than Freshwater attempted to charge us.
Freshwater remain the Freeholders but we are now free of their extortionate service and works charges. However, they have essentially pocketed our moneys for many many years and we are now left with a dilapidated building which will cost us even more to bring back to any kind of normal state of repair.

they should provide a finished property where you can actually live in, not in a shelter fixed by cheap, dubious and amateur contractors whose only aim is to finish quickly using the cheapest materials around. totally painful!

We were shown the house by an agent from Spencers in Woodford Green who didn't even take us to the garden. When we moved in the carpet was replaced with a cheap, brownish thin one with paint drippings all over, leaving a gap between floors and walls of about 2cm, which means chilly drafts in winter and creepy crawlies in summer, in places you could actually see outside!!! One of the bedroom has rising damp throughout the winter forcing us (3 of us!) to sleep in only one bedroom! Of course Freshwater was notified but with the excuse that the person managing the house retired, all was forgotten! We asked to replace the bathroom taps that don't work, after 10 months we are still waiting! In the garden (if we may call it so) the sewage wall will overflow with heavy rain and all the lovely stuff spreads onto the lawn! Lovely! The wallpaper looks like is being applied by an 8 year old and painted by nursery children. We were told the house was previously occupied by an old couple living there (and renting!!!!) for 60 years! When we asked the neighbours they told us that the previous tenant was at house arrests, social assistants visiting during the day, drug dealers at night, found also a BULLET under the carpet!!!! The house previously was used as an office, that explain the poor kitchen appliances and furniture! And the flooring in the kitchen is a major hazard, with holes where we stumble all the time! Definitely not suitable for young children. Definitely not suitable for ANYONE! Totally unsafe property run by totally uninterested people! AVOID LIKE THE PLAGUE!!!!

Our block was managed by Freshwater from the 1960s onwards. The block was left in an awful state of disrepair until around 2001 (just after I bought my flat) and they started to do remedial works for which they overspecified, overcharged, wangled contracts with their usual list of 3 preferred suppliers, and generally drove us mad. I extended my lease in 2005 and they were very aggressive, forcing me to nearly go to the LVT to get them to admit to anything like a reasonable price, when most landlords would have made a reasonable settlement. We have just taken over the management and they were highly obstructive with providing necessary information for the transfer. Have nothing, nothing, nothing to do with them.

Freshwater consistently invoice for non existent services. They say work is done when it is not. They charge extortionate prices for work that is carried out. They never respond to letters/ phone calls / emails. It is impossible to resolve queries, dispute charges or discuss bad workmanship with them as they just ignore you. Most people unfortunate enough to own a leasehold property with Freshwater have been ripped off for years. A group of us are currently trying to generate media interest, as to thoroughly investigate this dubious company. I advise anyone in dispute with them to put everything in writing and keep it, as their day in the media spotlight will surely come!

I have a long lease where they are freeholders. Over the years some works were carried out to the block, which were usually very badly executed and some even appeared completely unnecessary. However, the block fell into disrepair and eventually major works were carried out, which no-one disputed were required but the quality of the work was terrible. We did not pay the service charges and so they took us to the LVT. We had very little funds to defend ourselves properly whereas they got the best surveyors and lawyers money could buy and they knew every trick in the book, serving late documents, etc. Consequently, we gained very little at the LVT, and we were very disappointed in their surprising decision, especially given the quality of the works carried out. 'Ditchwater' were given the choice to put some works right or give us a reduction. They choose the small reduction leaving the works still to be put right, i.e. the cheaper option. We feel that we have been 'cheated' through legal tricks and our rights ignored. Anyone who wishing to view the works are welcome. The costs of the work were over £30,000 per flat (18 flats)!
